If your home lacks a luxurious master bedroom, you may want to build an addition that includes one. This way, the master bedroom you create can fit your dreams and specifications exactly. Before you can set foot inside your new bedroom -- or even start building -- there are a few factors you need to consider.
How will the addition be heated?
In most cases, your contractor will be able to add duct work so that the same furnace that heats the rest of your home can also be used to heat the addition. However, there are times when this is not feasible. If the furnace is already slightly undersized for the size of your home or your master addition is overly large, you may need to make other plans for heating. You may need to replace your current furnace with a larger one or install a separate heating and cooling system just for the addition.
Mini-split heat pumps work well in many additions when extending the home's main heating system is not an option. This is an appliance that mounts on the wall. In the winter, it blows heat into your home, and in the summer, it works as an air conditioner. There are no ducts to accommodate -- just a single wall unit with its own thermostat. Many homeowners love having a mini-split in their master bedroom because it allows them to control the temperature of the bedroom independently from that of the rest of the home.
What about the plumbing?
The other intricate part of building a master bedroom addition is extending the plumbing into the new portion of the home. (That is assuming, of course, that your master bedroom will have a connected bath, as is customary.) You'll need to take this into account when choosing the location for your addition. Placing it off the living room or dining room, where there are no pipes, may be expensive or even impossible since it will require running a lot of pipes a great distance. It's really best to place the addition near a kitchen, bathroom, or laundry room that's fully plumbed.
Also, note that many building contractors are not equipped to do plumbing and will therefore contract out this work. Ask your contractor if they will be doing the plumbing, and if not, who they will hire. This way, you can ensure the plumber who is hired is reputable and has experience working on additions.
